Sheet Metal Workers Local 36 will break ground June 30 on a new headquarters in the Chouteau Crossing development at Jefferson and Chouteau in St. Louis.
The June 30 groundbreaking will begin the conversion of a former boiler works at Jefferson and Chouteau will into a $15 million, 96,000-square foot facility which will include offices, a training school, meeting hall and a 1,000-seat auditorium.
The objective of Local 36 is to attain LEED Platinum certification for the project. The project was approved for $660,724 in brownfield remediation tax credits to remove asbestos and lead paint from the former Missouri Boiler facility at 2310 Chouteau. The union purchased the the site from Green Street Properties. Green Street was awarded $5 million in New Market Tax Credits for Chouteau Crossing.

Ewing Ave., and its St. Louis training hall is at 3033 Spruce St. Those
two properties, which total 20,000 square feet, will be put up for
sale. The training school will more than double the size of its current
facility to more than 50,000 square feet.

Union members agreed to pay into a new building fund, beginning in 2002, at the rate of 30 cents per hour until the facility is paid for."The approval of this project has some incredible implications for Local 36," said Local 36 President and Business Manager David C. Zimmermann. "It shows great dedication from our members towards becoming sustainable and creating the resources to develop an elite training facility."

"Their continued presence in the 6th Ward and advancement of clean energy principles in the building trades makes our city a cleaner, more environmentally friendly place."
The new Local 36 Training School will more than double the size of its current 20,000- sq-ft facility to over 50,000 sq. ft. The extra space will allow more full-scale mockups for training and provide additional classroom space that will help Local 36 advance its green training initiatives.
The former boiler manufacturing facility has a total of 128,000 square feet in two buildings. In a separate building next to the union’s property, DynaLabs LLC, a pharmaceutical testing company, plans to lease 23,000 square feet of space.
