P&G Leases 1.2 Million Square Feet at Gateway Commerce

Procter & Gamble has signed a 1.2 million-square-foot lease at Gateway Commerce Center’s Westway III building. Trammell Crow Company completed the first phase of Westway III as a 578,967 square foot speculative distribution center last July. The Procter & Gamble transaction will expand the facility to a total of 1,157,934 square feet, doubling its size.

Trammell Crow and Kennedy Associates/MEPT/NewTower, its partner in the Gateway
Commerce Center (GCC) project, plan to develop as much as 14 million square feet of distribution space on the approximate 1,200 acres they control within the business park. Overall, GCC consists of approximately 2,300 acres. GCC is located at the intersections of I-255 and I-270 in Madison County, Illinois.

The lease transaction with P&G means that Westway I will be the only speculative building available at Gateway Commerce Center at the present time, though P&G will temporarily occupy that building while Westway III is expanded.

The 479,220-square-foot Westway I features 32’ clear ceilings, cross-dock loading and tenant suites from 100,000 SF. Westway I can be expanded in a similar manner as Westway III in order to accommodate a tenant requiring as much a one-million square feet in a single distribution facility.

Other national tenants at Gateway Commerce Center include Dial, Unilever, Hershey and
OHL.  CB Richard Ellis (CBRE) represented Trammell Crow and the ownership group in the transaction.
CBRE is also handling leasing duties for the Westway I building on behalf of Trammell Crow
and Kennedy.
