IMPACT Awarded O’Fallon Retail Center

Construction-management firm IMPACT Strategies has started construction of a $2.5 million retail center located on Regency Park Drive in O'Fallon, Ill. Greenmount Corporate Center II, upon completion in spring 2012, will be 100 percent occupied. The developer, Johnson Properties, has commitments from Bella Milano, a popular Italian restaurant in Edwardsville & Springfield, for its third location; The Egg and I, a breakfast and lunch chain, and the Global Brew Tap-House & Lounge second location. The restaurants will be the first to locate on the north side of Interstate 64 on Regency Park Drive.

IMPACT Strategies project manager Scott Manning says while retail centers are nothing new to IMPACT, this project will be a challenge based on its winter construction schedule. "We are under the gun to get the site work and asphalt completed prior to winter so the project can remain on schedule for the restaurants to open in early spring."

Starting in September, IMPACT Strategies began site work and currently has completed the undercutting and re-compaction of the building pad. The company has also started footings and will be installing the site utilities next week.

IMPACT Strategies was responsible for the construction of Greenmount Corporate Center I in 2008. The building was the first multi-tenant office complex on Regency Park Drive.
