Holland Starts $29 Million Apartment Complex

Holland Construction Services, Inc. is building Parkway Lakeside Apartment Homes, in O'Fallon, IL, a $29 million, 232-unit, upscale apartment complex.

Being built west of Green Mount Road on Frank Scott Parkway, the complex will include two two-story garden-style buildings offering one- and two-bedroom units designed to feel like single-family residences.

The million project will feature Type I and Type II apartment homes. Type I will include in-building garage parking, with additional surface parking available for all units. Buildings will include private at-grade entries, architectural shingles and trim, stone wainscot and chimneys, and 100 percent enclosed stairways.

All units will feature home-like finishes like granite countertops and stainless steel kitchen appliances; large walk-in closets, full-sized washer and dryer and a private balcony. Nine-foot ceilings add to the spacious interior feel. Some units include garden bathtubs and electric fireplaces.
Steve Brown, president and CEO of project developer Balke Brown Associates, said Holland Construction was chosen for the project for several reasons, one being past experience building apartments and villas, as well as experience in the Metro East market.
"And Bruce Holland has a great reputation for integrity and trustworthiness," Brown said. "We wanted someone we knew we could trust."

The planning and design has gone fabulously, he added.

"We feel we are getting the best value for the dollar and these will be the nicest garden apartments in the St. Louis region," Brown said. "It's the first complex of this design in the Midwest."

Architects on the project are Humphreys & Partners Architects, of Dallas, who specialize in "home style" design for apartment living, resulting in a building resembling a "Big House."

"There's a great deal of appeal for apartments that have the look and feel of a subdivision of large homes," Brown said. "In today's economy, it offers people who are nervous about buying, a choice that is not just a standard apartment."

Adding to the living experience, the 20-acre grounds will offer walking paths, two dog parks, a spring-fed lake with fountains, playground for children, a luxury clubhouse with a swimming pool and pool house, and a landscaped babbling brook.
